1 - Inspections

  • Buyer will schedule all
  • It is best if you do not attend general inspection, to let buyer get to know the house
  • You or I can be there for others

2 - HOA/Condo Docs

  • Order resale package ASAP
  • As seller, you pay for these
  • Buyer will sign a memo to confirm receipt

3 - Title Company

  • Buyer should select this week
  • You can ask for a fee breakdown
  • Title company processor will contact you

4 - Appraisal

  • Buyers' lender usually orders after inspection
  • I will attend, you do not need to
  • You may not know the numerical result, just if value was at or above sale price.

5 - Plan your Move!

  • Interview several moving companies
  • Start now - it takes longer than you think
  • You and all your possessions MUST be out prior to closing!

6 - Warranty

  • If you are buying it, you can purchase now
  • Usually a waiting period before you can use
