Cleanliness and maintenance impacts your home's appraised value. A clean and uncluttered home allows an appraiser to see your home. A home that appears to be well kept and maintained will make a good impression on the appraiser. It will show the appraiser that you care about your home's condition.
By upgrading your kitchen and bathroom, you can possibly increase your home's value immediately. Even if you can't do a complete over hall, doing a few minor changes can still possibly help.
Upgrade counter tops in kitchen. Upgrade vanity in bathroom. Update fixtures and details like ceiling fans, light fixtures, cabinet fronts & knobs, and faucet fixtures. Fresh paint (even just touch up paint) and deep cleaning of these two rooms, all the way down to the grout, can also make an impact on your home's appearance and value.
Adding insulation to your home can boost appraisal value. Look for areas in your home that might be in need of new or additional insulation.
Energy efficient items can boost your home's appraised value. Make sure to point out any major/minor Energy Efficient items, like energy efficient windows, hot water tank and furnace
Enhance curb appeal by planting flowers and removing weeds. Make sure shutters and decorative fixtures on home are not broken and touch them up if needed. Check to see if deck is in good condition. Make any necessary repairs or updates that will help the overall condition and value of your home.
Make a list for the appraiser of any recent improvements made by homeowner. Make sure to also include things not easily noticed by the appraiser. Include date of improvement and cost. For example, if you recently put in a Geothermal Heating system, new furnace, hot water tank, well filtration system, septic tank, pipes, floors, thermal floor heating, new windows, new roof, cabinets and all the way down to new landscaping. These are just some examples of improvements that would help the appraiser measure against other comparable homes.
Make sure each room, and all areas of your home are accessible.
Lock up your pets but make sure you're not locking the appraiser out of any rooms or space they need to access.
Also remember to give the appraiser space. They need to concentrate on their job.
Include these documents (if available)
- Any recent home inspection reports.
- Land survey
- Copy of the title that includes any information regarding easements or encroachments
- legal description of property
- If selling home: leave a list of personal items (non permanent fixtures) you'll be leaving behind. Such as appliances.
