IDENTIFY your AUDIENCE

Identify a platform
Identify a client
Identify a neighborhood or a specialty

By 2013 I'm starting to get a feel for what people like -- and who they are around town! I try to give them more of what they want.

TARGET the CONTENT

Draft your posts with that ideal client in mind
See everything through that lens before executing
Speak to them in the appropriate voice for the platform
I realized through trial and error that my audience love looking at old homes

MEASURE the RESULTS

Measure:

-views vs. engagement
-every platform has useful analytics
- results! do they message you, are leads happening
are you driving traffic to the open house, clicks to the blog

REFINE your STRATEGY

Social media doesn't have the lead time that other platforms do - if your ad isn't performing, change it!

One of the traps I fall into is telling myself I'm busy "enough" -- I'm putting a lot of effort out, if I just made a small tweak I might discover an efficiency or an opportunity.

EXAMPLES:

Adjust the demographics, the radius or the copy

Change the lead photo in the album, or start the video at a new spot
