BENJAMIN MOORE PAINT PLANT

The Benjamin Moore Paint Plant located at 1600 S 2nd St, Saint Louis, MO 63104 was an operating paint manufacturing plant. The Buyer, RC Distributing is a wholesaler of office furniture who was leasing warehouse space on the Hill and wanted to own their building. Major hurdle in acquiring the property was the environmental condition of the property. The building was constructed in 1923 and is approximately 79,000 SF including 2 acres of land.

923 Locust located on the corner of 10th and Locust in Downtown St. Louis was constructed in 1890 and is a 3-story 8,860 SF Building, prior to the sale of the building, it was being renovated to be a restaurant/bar as a Slay's Restaurant. In December 2005, the property was sold to the Roberts Brothers for $425,000. In the spring of 2016, TWG Development of Indianapolis purchased the property and once again plan on redeveloping the property as a restaurant, fall of 2016.

Mickey’s Restaurant/Bar located at 1113 Pine was sold in 2005 for $600,000. The property was constructed in 1921 and is a 3-story 7,762 Sf building. The 1st floor restaurant bar was approximately 1008 SF and had an interior finish of a British Pub. On the 2nd floor there was an additional 1254 SF Bar and on the 3rd floor was a banquet room for private parties and a 464 SF apartment. The Property was purchased by Dan Brown owner of Tanner B’s who purchased the property as a second location.

3818 Laclede Street formerly occupied by Laclede Street Grill was a popular night spot for College Students of St. Louis University. Cardinal Realty Group represented the Sellers of the property in 2006. The property and business sold for $1,850,000 This 8,151 SF Restaurant/Bar was constructed in 1938.

BEAUX ARTS BUILDING

The Beaux Arts Building Located at 711 N. Grand. I originally represented California Investor/Developer/ Philamprothist and Attorney Eugene Golden from Los Angles California. Mr Golden had owned two properties in the Grand Center District including the Sheldon Concert Hall which he redeveloped and later sold. The Beaux Arts Building was constructed in 1928 by The Knights of Pythias and was sold to Carter Carburetor and severed as their corporate headquarters. The Building was vacant for years other than the installation of cell towers on the rooftop of the building. I sold this property twice, first to a local investor for $1.49 Million and then to a prominent developer for $2.5 Million who later lost the building in the financial crises. The Building finally was successfully redeveloped 2011 and is now home to Grand Center Arts Academy.

TRAIN WRECK SALOON

The Former Trainwreck Saloon located at 720 N.1st Street in Laclede Landing. Laclede's Landing was the prominent entertainment district in the 1970-90’s and has declined with the redevelopment of Washington Ave and Ball Park Village. The building was constructed in 1880 and renovated in 1996. It is a 3-story 11,358 Sf building that was developed as two separate venues. The property was sold in 2006 for $1,110,000.

CUTLERY BUILDING

The Cutlery Factory Building located at 612 N.2nd Street in Laclede’s Landing was constructed in 1862 and was renovated in 1985 by David Jump owner of Cahokia-based American Milling Co. who sold the building to Monsok So, owner of the Drunken Fish Sushi Restaurant and Lounge restaurants for $2,000,000. Monsok So turn the ground floor of building into a Drunken Fish restaurant and planned to develop the top floors into high-end lofts. Most recently in August of 2015, part of the south wall of the building collapsed and has since been repaired.

The Shell Oil Building Located at 1221 Locust Street was constructed in 1925 was original home of Shell Oil Company in the USA. The building is 13 Stories 150,013 Square foot Office Building. There are 12 floors of office space of 9100 SF each. The building fronts Lucas Park and offers panoramic views of St. Louis. The building was renovated in 1981. The building was sold to a local investor by Cardinal Realty Group for $2,550,000 November 2007.

8650 S. Broadway, former 15840 SF Night Club located on 1.68 acres just south of the entrance to River City Casino. This property was constructed in 1990 and underwent a complete renovation in 2004 as a Night Club. The Night Club could accommodate 400 patrons and included a large Island Bar and Concert Stage. In addition to the Night Club there was 3,692 SF of Leased Storage.

The property was sold by Cardinal Realty Group November of 2007 for $675,000.

The Former Falstaff Brewery Plant 1 located at 3690 Forest Park Ave was placed on the Historic Registry in 2007. The building was constructed in 1909 and parts of the building were destroyed in a fire in 1987. Some alterations in 202 were made to the building after it was sold by Watson Label in 2001. In November of 2006 Cardinal Realty Group sold the property to Rod Thomas of Ridgeline Group for $332,000.

2714 Lafayette and 1717 Ohio were two adjoining properties owned by the same Seller and sold by Cardinal Realty Group to two different Buyers.

2710-2714 Lafayette is a 2-building 2-story manufacturing warehouse building located on .8 acres joined by a common wall with a total square footage of 27,498 SF which includes 2,000 SF of finish office space. The buildings were constructed in 1890 and fenced 26 car parking lot adjoins the property. Cardinal Realty Group sold the property in January 2008 for $405,000.

1717 Ohio is a single story 5,924 SF Machine Shop Building constructed in 1990 that also included billboard revenue. Cardinal Realty Group Sold the property for $400,000 December 2007.

The Bernard Historic Building at 3115 S. Grand Blvd is a 26,815 SF 6-Story Office Building that was completely renovated in 2000 and was added to the National Registry as the Dickmann Building. The building was constructed in 1926 in a Gothic Revival Style and has a white Tile Exterior. Located on Grand Blvd, just south of Tower Grove Park is one of the tallest buildings outside of Downtown St. Louis. From the roof top patio, you can see unobstructed the entire Metro St. Louis Area. Cardinal Realty Group represented the Buyer of the building and also assisted the Buyer in leasing up the vacant space. The Dickmann Building was purchased in September 2011 for $850,000.

2200 Olive Street was Sold in September 2011 for a purchase price of $405,000. Cardinal Realty Group represented the Buyer of the property, who purchased the property as an investment. The property was a single tenant investment occupied by ASI, a sign manufacturing company with a cap rate greater than 11%. The property is 10,150 SF with 20% finished office space and 100% air-conditioned space.

4611 S. Grand Blvd more commonly known as Scruggs Elementary School was sold by Cardinal Realty Group March 2012 for $700,000. The Buyer’s intended use of the property was to convert it in to a Buddhist Church and dormitory for Monks and Priests with the upper floors being used for education. The school is approximately 64,566 Sf located on 2.7 acres. A major hurdle to acquire the property was the necessary rezoning for the Buyers intended use. Cardinal Realty Group assisted the Buyers in the zoning effort including canvassing the neighborhood, gaining the necessary signatures required for the “Platinum Petition” requirement of the zoning code.

2647 Locust Street was Sold By Cardinal Realty Group in December 2014 for $640,000. The 28,750 SF building was constructed in 1910 and was used for offices, private residence and manufacturing. The building required major renovations but was structurally sound. This 5-story 6-level building is all wood constructed with 17’ square timbers and oak wood floors and ceilings. In 1914 the building was clothing factory and home to Schwab Clothing Company. A local developer purchased the building with plans to redevelop it into a mixed use development.

Cardinal Realty Group represented the Buyer of the Property. The 6-story 57,086 SF mixed use building has 8047 SF of ground floor Retail and 49,039 SF of upper level office space. The building was completely renovated in 2009 for $12.7 Million Dollars. As a result of the renovations, the building was LEED certified for energy and environmental development efficiency. The Building was constructed in 1905 and modernized 1954 by The Farm and Home Loan Association being completely reskinned with International Style metal and limestone panels as seen today.
