Lower Level Renovation - Before & After

EXISTING FLOOR PLAN

The challenges with this lower level remodel were all about functionality, versatility and optimization of space. The array of activities that the homeowner wanted to accomplish within this 1,200 square foot space was impossibly vast - book club, large dinner parties, game and activity area for the grandkids, guest bedroom, personal hobby space, home office, lounging, swimming pool changing area - the list goes on and on. In short, we were tasked with adding space, while working within the existing footprint.

Aesthetically, the homeowner is a minimalist. An avid photographer, our client prefers a quiet palette of classic neutrals, so that his artwork can be added, changed, and moved at will. But he and his wife wanted the space to convey a bit of personality, that would retain long-term appeal, so we incorporated color strategically in statement pieces and classic hues.

After careful consideration of size, shape and configuration of each individual location within the uniquely hexagonal shaped architecture, we developed a plan for unique and separate task areas, that serve independent needs, but that also work together, to maximize efficiencies when transitioning between tasks. This included a complete re-working of rooms.

In the lower level’s main living area we elected to change the orientation of the room to face surrounding wildlife views, as well as the outdoor swimming patio. The challenge here was slightly more difficult than flipping the furniture. We were challenged with moving the fireplace location to an exterior wall, where minimal framing limited necessary support for a fireplace that would put out the kind of heat that our clients demanded. We solved the problem by building an exterior doghouse, which provides necessary space, and vital stability.

With the technology switch to everything digital, our client no longer needed a working darkroom, so we repurposed the space as the new location for the powder room. Because the centralized location also served as the home’s mechanical room, it offered both challenges and opportunities. We needed to mask the home’s mechanicals within the already-tight space. By building a large closet, and dual access to the room, we ensure those mechanicals are accessible but disguised. The dual doors also create more efficient use of the space, as it allows access from both the guest room and living room. But those solutions take away valuable wall space for vanity and toilet, so we designed a centralized wall, within which all plumbing is housed, and that anchors both fixtures. We selected a floating vanity with one large drawer and a large medicine cabinet to offer storage solutions. The opposite side boasts an in-wall toilet that conserves precious floor area. Opposite the toilet wall is a built-in storage solution for pool towels or toiletry items, and a cut-out at the floor that can accommodate any number of necessary bathroom items, like a small stool, or a waste bin.

By moving the office to it’s current location, the homeowner can now enjoy full pool and wildlife views while working. An area once used to house random exercise gear, it is now a generous partners office, which through clever furnishing, also serves as the location for large family style holiday meals. We designed a removable partners desk that stands when a hidden table leg is unfolded from underneath, allowing for the table to be situated and used independently of the desk space.

The once cramped office now serves triple duty as changing area for pool users, guest accommodations for visiting family, and playroom for the grandkids. The incorporation of a Murphy bed, allows for floor activity. Built-ins offer ample storage for games, books and toys, even leaving room for guests to store their clothes and personal possessions.
