Webster Groves' location on the Pacific Railroad line led to its development as a suburb. In the late 19th century, overcrowding, congestion, and unhealthy conditions in Saint Louis prompted urban residents to leave the city for quieter, safer surroundings. In 1892 the developers of Webster Park, an affluent community which would soon become the City Of Webster Groves, promoted the new community as the Queen Of The Suburbs, offering residents superb housing options in a country-like atmosphere, as well as a swift commute to downtown Saint Louis jobs. As a suburban municipality, Webster Groves has its origins as five separate communities along adjacent railroad lines. Webster, Old Orchard, Webster Park, Tuxedo Park, and Selma merged in 1896 in order to implement public services and develop a unified city government. Since that time, Webster Groves' tree-lined streets and abundance of single family homes have continued to attract people to the area as a "great place to live, work and play," not solely for the wealthy commuter suburb that early developers envisioned but for families that cut across all socioeconomic boundaries. The geographic and economic diversity of Webster Groves is evident in the variety of neighborhoods and its successes is rooted in the cooperation and willingness of community members from all walks of life to work together toward common goals

RETAIL SPECIALIST

BUY, SELL, LEASE & List YOUR RETAIL PROPERTY
I have been actively Leasing Retail Space since 1982 as Vice President of Yorkshire Village, Inc., leasing retail and office space on the corner of Laclede Station and Watson Road for 17 years. In 2004 I went in business for myself starting Cardinal Realty Group as a full service Commercial Real Estate Brokerage. I now have 34 years of Commercial Real Estate Experience, something you just cannot learn in a text book. Last year (2015) I completed “Thoele Plaza” a 16,485 SF New Retail Center in O’Fallon MO leasing 100% of the space to Qdoba, Tom & Chee, Jimmy Johns, Mattress Direct, Monical’s Pizza and Dunkin Donuts. Earlier this year (2016) I represented 7-Eleven Employee Pension Fund and The Southland Corporation listing and selling a Corporate 7-Eleven in Maryland Heights.
I contribute my success in Retail Leasing and Sales to my understanding of a Retailer’s needs by using the finest Demographic/Mapping Software to determine the best areas where a Retailer should located their business to achieve maximum success. For my investment clients purchasing Retail Properties my ability to analyze a Property’s True Value using Proprietary Software-PlanEase creating ProForma’s and performing “what if” and “sensitivity” analysis helps my clients make a better financial decision.

OFFICE SPECIALIST

BUY, SELL, LEASE & LIST YOUR OFFICE PROPERTIES
I started Leasing Office Space in 1982 as Vice President of Yorkshire Village, Inc., the shopping center had lower level space which was hard to lease. I saw a need for small 1-2 person office and sub-divided the space for a small or start up business. I developed a marketing campaign, “Business Owners, Why Work at Home”, and turned vacant space into high income producing property.
My first international deal was leasing office space in downtown St. Louis to Itivity Ltd a London Based CRM software developer. I have sold and leased numerous office buildings, providing superior customer service to my clients. My 34 years of Commercial Real Estate Experience has given me experience necessary to negotiate the best deal for my client.
For my investment clients purchasing Office Properties my ability to analyze a Property’s True Value using Proprietary Software-PlanEase creating ProForma’s and performing “what if” and “sensitivity” analysis gives my clientsthe necessary tools to make better financial decisions.

COMMUNITY INVOLVEMENT

  • Past President Webster Groves Area Chamber of Commerce 1996
  • Recipient of Business Person of the Year-Webster Groves Chamber of Commerce 2000
  • Past Member City of Webster Groves Economic Development Commission 1998
  • Honorary Lifetime AARP Member 1998
Community Involvement gives you the resources, contacts, referrals that you could not get any other way. Community Involvement also provides you with the “exposure” to be recognized as an honest and knowledgeable person in the field of Commercial Real Estate. Without Community Involvement it is more difficult to get your projects favorable approval and helps you to navigate the sometime cumbersome systems established by state and local governments. The saying, “it is not what you know but who you know” that makes involvement in the community a huge leg up on the competition.
I have been Professional involved in the Webster Groves Community for all of my 34 years in Commercial Real Estate. I have successfully rezoned Residential Property to Commercial, assisted many of my clients in getting their business licensees, approvals from the Architectural Review Board and City Council and Property Inspections.

  • Attended Edgar Road Elementary School
  • Attended Hixson Jr High
  • Attended Webster Groves Evangical & Reform Church
  • Past Master Councilor-Rabboni Chapter DeMolay
Having roots in a Community is also a huge plus when doing business in that community. It gives you a better understanding and appreciation for the community you live and work in. I grew up in Webster Groves; I went to Webster Groves Schools, Churches and Youth Organizations. I rode my bike on every street in Webster Groves, played in Blackburn Park and “lived” in Memorial Field for the 4th of July Celebration every year. I watch the homes along Elm Ave be torn down and a new ribbon of concrete call I-44 constructed from the cafeteria of Hixson Jr. High School. I saw “16 in Webster” both version and the 1974 TV show “Lucas Tanner” which was filmed at Webster Groves High School. I had the privilege of sitting in front of the podium when Bill Clinton came to Webster Groves High School on May 17, 1996. On February 10, 2000 The Missouri House of Representatives adopted House Resolution No. 209 acknowledging my many accomplishments in my Career. In 1998 I Leased the first satellite office for AARP in Yorkshire Shopping Center, at the “Grand Open House” celebration the State President of AARP, Juanita Blankenship bestowed upon me an “Honorary Lifetime AARP Member”.
The finest honor I have ever received was when I was nominated and awarded by the Webster Groves Area Chamber of Commerce as its Business Person of the Year-2000.

UNPARALLELED MARKETING

My Motto is, "Unseen is Untold is UnSold"
I pride myself on my marketing ability. I often describe myself as “the man behind the curtain” as in the Wizard of Oz. A client of mine once told me, “unseen, is untold is unsold”. My goal through marketing is to make your property seen, so I can then talk about it to a prospect buyer or tenant so that I can then convenience them to see the property and finally sell or lease the property to the prospect.
I make the property and myself seen the following ways;
• Developed and maintain quality Commercial Real Estate Web Sites
o http://www.cardinal realtygroup.com
o http://www.usinvestmentrealestate .com
o http://www. http://chinainvestmentusa.com
o http://www. http://russiainvestmentusa.com
o http://www. http://vietnaminvestmentusa.com
o with plans to for more web sites in the future

• List properties on Commercial Property Listing Services and from those web sites the property listing spiders out to countless other web sites giving my listing prime exposure on the World Wide Web, some of the listing sites I use are;
o LoopNet
o City Feet
o Property Line
o CIMLS
o Commercial Source
o Catalyst
o Office Space dot Com
o Property Send
o Costar
o Xceligent and many more
• Research. I research the properties using a variety of tools, software and internet web sites. When I list a property, my goal is to know it as well as the property owner. Some of my research tools are;
o Public Tax Records
o Commercial Property Listing Services such as those listed above
o The Site to Do Business provides me with Demographic, Mapping and Business Data
o Google-there is no hiding from Google, you can find out anything you want to know about any property or person by simply “Googling them”
o Google Maps, a great way to quickly look at a property without being there
o Financial Analysis using my Proprietary Software-PlanEase creating ProForma’s and performing “what if” and “sensitivity” analysis helps my clients make a better financial decision.
o Email Blast to both my Personal Database of approximately 14,000 contacts that I have made and through various other list servers.
