  • Visit various communities so you know what is available
  • Give some thought as to what you want.
  • Do research as to the number of owner occupants and investment units in the building
  • Do you need parking? Storage?
  • What amenities are included in the monthly fee?
  • Where is the washer/dryer?

What is a condo?

It is a multiple-unit complex which are individually owned, each owner receiving a recordable deed to the individual unit purchased.

Give some thought as to what you want and are interested in.

Understand that the price and condo fees reflect the amenities

  • 24 Hour Security or other type
  • Pool, Exercise Room, Common Areas, Elevator
  • Parking
  • Utilities -- are they included?
  • On-site staff, professionally managed
  • Shuttle service, guest parking,

What floor and view?

The higher the floor-the higher the cost; the better the view--the higher the cost

Do they allow pets?

Are there restrictions?

Get pre-approved for a mortgage

Ask the owner occuped to investor ratio of the units.

Condo Documents

  • All contracts are conditioned upon receiving the "resale package" for the condo. This information will help you determine important issues
  • Is the unit owner up to date on payments to the condo association?
  • How much is the monthly fee? Is it going to be raised?
