Photography and Videos in Real Estate Marketing - By paying attention to photos and video, a listing agent can make sure the home stands out in such a way that it captures a buyer’s interest and puts that home on their “must-see” list.

PRESENTATION OUTLINE

Presentation Matters

In Real Estate Marketing
When it comes to real estate marketing there is nothing more important than real estate photography. In fact it can make or break a sale very easily. One of the more remarkable things about real estate sales is there is a very big gap between the best Realtors® and those who cause us to question whether they should have chosen a different career.

There are many steps involved in marketing a home successfully today.

In today's internet marketing world, there are many facets to marketing a home for sale. Many agents do the bare minimum...adding the home to their MLS, Multiple List Service, and add a few pictures they snapped on their phone. We have strong opinions about going over and above with our marketing.

The visuals Are more Important than ever

You only get one chance to make a first impression
Professional photos and video are a must in today's highly visual internet marketing landscape. Photos are the first impression, often the deciding factor as to whether the buyer will put that home on their list of must-see homes.

Stand Out from the crowd

With High Quality Photography & Video
The common denominator however with many bad real estate agents is the fact they don’t understand: you need to spend money to make money. They are always looking for the easy way out and it shows. A great real estate agent understands this and goes out of their way to stand out in a crowd.

Professional Photography

High resolution photography shows the home at it's best
Hi resolution photos are absolutely necessary to show a home at it's best. A professional photographer will understand lighting and staging, as well as the context of the photos.

A survey showed the importance of photos: Of the buyers surveyed, 91% said they are “less likely to see a home in person if the listing has bad photos or no photos.”

A survey by Homes.com showed that listings having no photos or bad photos are a deal breaker to buyers. Of the buyers surveyed, 91% said they are “less likely to see a home in person if the listing has bad photos or no photos.”

Good Photos Show the Context and Flow

Good photos will show the context of the rooms. A buyer can get an idea of the layout and flow with good photos.

No Context...the floors are probably beautiful, but you'd never know it. Does the ladder convey?!

Without context, buyers are forced to look at furniture and rugs.

YES! The Context is a Beautiful View

Outside features are important too. Showing the view from the balcony.

Context: A big Stain?!    No!

It would be better not to have this picture at all, rather than to highlight a flaw.

Yes!

Professional Hi-Def Video

Video is an Underused Marketing Tool

According to the National Association of Realtors, only 8% of real estate agents use video, and only 1% use Hi-Definition Video. With today's technology and affordability, There is No Reason

A Home Video will make your home stand out in the market and will showcase your home at the highest level.

But...not all video is the same

Consider the following two videos:

With a walk-through real motion video, buyers get to see the floor plan and the flow of the rooms. They feel the spaces in a way that still photos can never convey.

Video shows high in internet search

Your home will never go unnoticed
